THE MERCANTI ESTATE LIQUIDATION PROCESS

STAGE 1:  ESTATE PREPARATION


The first stage of the Mercanti estate sale process is devoted to understanding the property, organizing the inventory, and transforming the home into a professionally merchandised retail environment.


We begin by bringing in equipment needed to organize and prepare the estate for sale, including folding tables, garment racks, and other trade fixtures. From there, we work systematically through the property, becoming familiar with the full scope of the estate, and grouping related items together for presentation, research and eventual sale. 


During this early phase, the home may temporarily look less organized before it looks amazing, which is a normal part of the process. We are sorting, relocating, consolidating and staging hundreds, and sometimes even thousands, of individual items so that the estate can ultimately be presented in a clear, attractive and accessible manner to the public.



STAGE 2: MARKETING, RESEARCH + PRICING


Once the estate is substantially organized and merchandised, Mercanti moves into the next phase: preparing the property for market and building the audience that will attend the sale.


We professionally photograph the estate and its contents, creating a strong visual presentation of the property and highlighting the items most likely to attract collectors, dealers and serious buyers. These photographs become the foundation of Mercanti's advertising campaigns and are used to promote the estate sale throughout the San Francisco Bay area and beyond.


Mercanti invests directly in the marketing of every sale. Advertising costs are paid from our own commission, and we use a broad combination of social media, estate-sale platforms, trade publications and other online channels to give each estate sale maximum exposure. Mercanti may promote the event across more than 30 public-facing platforms! 


The objective is not simply to announce that an estate sale is taking place. It is to build interest before opening day, showcase the strongest material in the estate, and give buyers a compelling reason to travel to the property. 


While the advertising campaigns are up and running, our team continues preparing the estate sale. This is also when detailed pricing begins. Hundreds,  and often thousands, of individual items must be evaluated and priced for the estate sale market. Our experience allows us to identify and price many items efficiently, while unfamiliar, unusual and potentially valuable objects receive additional expert research. Depending on the object, that research may include makers' marks, artist attribution, materials, age, condition, provenance, comparable sales and current market demand. 


This distinction matters. Estate sale pricing is not simply about assigning the highest possible number to an item. The goal is to establish intelligent, market-aware pricing that recognizes value while still supporting a successful liquidation within a limited selling window. Items priced too high often remain unsold following the estate sale. Estate sale pricing is a delicate balance that takes years of experience to do properly. 


By the end of stage 2, the estate has been professionally presented, extensively marketed, researched and priced - and a broad audience of prospective buyers has already been introduced to the estate sale before the doors have opened. 


STAGE 3: THE ESTATE SALE


This is the public-facing stage of the liquidation process - the point at which weeks of preparation, research, pricing, merchandising and advertising come together in a professional estate sale.


Mercanti typically conducts the public sale over two to three days, opening the property to a broad mix of shoppers, collectors, dealers, decorators, resellers and local buyers. Our goal is to create an environment that feels organized, welcoming and commercially effective while protecting the property and maintaining control of the sale from opening through closing each day.


A trained Mercanti team is on site throughout the sale to assist customers, answer questions, monitor merchandise, manage checkout activity and help maintain a safe and orderly shopping environment. Staff presence also helps deter theft, reduce confusion and protect the estate as carefully as possible during periods of high customer traffic.


Mercanti accepts cash and approved digital payment methods in person, allowing customers to complete purchases efficiently while our team manages the flow of transactions and merchandise leaving the property.


Each sale is also supported by Mercanti's custom neighborhood signage. Our outdoor custom-printed signs are placed throughout the surrounding area each morning of the sale to attract local drivers, pedestrians and nearby residents to the property, then collected again at the end of the day. This process is repeated each day throughout the estate sale to maximize visibility and sales.


The public estate sale does not replace Mercanti's private sales network - it works alongside it. We continue communicating with our private network of dealers and collectors throughout the sale, creating additional opportunities to move inventory, through multiple channels, rather than relying on walk-in traffic alone.


The objective of stage 3 is not simply "open the doors" it is to operate a temporary retail environment inside a private property with professionalism, security, customer service and a clear liquidation strategy. By this stage, Mercanti is working simultaneously on several fronts: serving the public, protecting the estate, processing sales, continuing private dealer sales and actively reducing the remaining inventory. 


This is where preparation turns into performance - and where Mercanti's organization, experience and active sales strategy are most visible.



STAGE 4: THE FINAL CLEAN-OUT


Once the public estate sale has concluded Mercanti moves into the final phase of the estate liquidation process: Completing remaining sales, coordinating donations, clearing the property and closing out the estate financially.


In some cases dealer sales and dealer bundles may continue after the estate sale, time permitting. This gives us an additional opportunity to reduce the remaining inventory before charitable donations and final removal begin. Before any donations are made, the family is welome to return to the property and remove any remaining items they wish to keep.


Mercanti then coordinates charitable donations of suitable unsold property to nonprofit organizations. Donations typically include clothing, collectibles and small pieces of furniture. (Large pieces of furniture are generally not donated.) We obtain donation receipts for all donated items from the estate for our clients so they have documentation for tax-deduction purposes. Tax deduction receipts can be made out in the name of the client and/or family trust. Just let us know what you want.


After all sales and charitable donations have been completed, any remaining personal property is removed from the property by a professional junk-hauling company subcontracted for the final clean-out. This is the only expense that is deducted from the client's side of the commission. We cover everything else including staffing, estate preparation, merchandising, pricing, product research, custom signage, advertising and promotion.


Once the final clean-out is complete, Mercanti prepares the final accounting and paperwork for the estate. The client then receives the completed documentation together with their estate sale proceeds by mail.


The client now has a property that is empty of all personal property and ready for its next transformation!
